Calculation:

Given:

Matrix is singular

1 (40 - 40) - 3(20 - 24) + (λ + 2)(10 - 12) = 0

-3(-4) + (λ + 2)(-2) = 0

12 - 2λ - 4 = 0

8 = 2λ 

∴ λ = 4.
